Mainly cosmetic though.

If she has been there for 12 years plan on new carpet and paint at a minimum as well as several other cosmetic updates.  

It is feasible if the work is almost purely cosmetic but doesn't leave a big gap for unforeseen issues. 

The house only needs cosmetic work, paint, carpet and new floors.  

Repaired and cosmetically appealing is the standard I use.

It's a 3 unit, great neighborhood and minor cosmetics to do.

I have a rental property in Independence that needs some rehab work (mainly cosmetics, flooring, painting, alarm system) to get it in marketable/rentable condition.

Long story short, the dog's fight or flight animal instinct kicked in and he attacked one of the kids, almost killing him (lots of plastic surgery, time in the ICU). 

There is also a little settlement in one area at the garage entry way and in the mechanical room, purely cosmetic.
