I would certainly plan for longer.If you're expecting to double the value of the property, you should expect the taxes to rise as well.$300/month insurance on a $900k property looks low to me.I don't know the Charleston market, but I underwrite to 8% vacancy for MFR.After a major reno, repairs and CapEx will be lower.

If it is a condo it will be difficult for financing as lenders do not typically lend to someone who controls a considerable amount of a condo building.Tax PIN’s really do not matter, for example I own property with a house and 3 parcels and the 3 parcels have separate tax pins.

If you want to change the size, rise/run, location, etc. you're going to need permits, etc.If you hire out a total rebuild, the contractor will most likely have to be licensed and insured.Honestly, I'd do this myself.
