Confident we could generate $15-20k in capital. 60k is less than half of the comps in the area.

Right now just looking to get into 4 properties but I am sure that number will grow as my confidence goes up.

They talk about finding comps to estimate ARV and also about how to confidently look at an appraisal and argue for a higher one if you think it's too low.

There's a somewhat smaller 3/1 comp around the corner listed for rent at 1795/mo, so I'm confident I could get a 1800/mo rental rate if not higher.  

And how confident are you in your ability to estimate rehab costs and manage a rehab?
