It sounds like your off to the right start -- but watching some videos and doing some research -- keep doing that.

IE: get signed purchase agreement, contact title company, pay-off tax lien, secure title and then close with cashier check at the title company?

Although I can still get rentals for 1 month at a decent premium, it is not anywhere close to how much I can make through STR like airbnb/vrbo etc.

We received an offer for family property and now that it's time to close they buyers are requesting we seller finance.

The solution that was initially proposed was that friend/business partner would have his 25% equity split bought out of the funds that the 3 equity/capital partners are bringing to close and then he would take 25% of the backend profits.

That comes out to 30% of their total closing cost.
