Have any idea how much it would cost per sq foot.

I want to build up some capital to purchase a duplex to get my foot in the door of the real estate business but I need some good ideas to get the cash in the mean while any help!!!

The seller has been very forthcoming in telling us that he does not know what the tenant's future plans are, as they are currently expecting a child and the residence may be too small for them. 

Once I exceed $600 in interest income, I no longer receive child tax credits of $1k each.  

I live in long Island not the cheapest place in the world but much cheaper then NYC (by square foot) and still able to get into NYC for school or work.

If you don't have a house yet than purchase one by using your saved money to get a small outdated house that you can instantly get equity once you step foot in it.

Multifamily is not for the faint of heart and is definitely not "childs play."

Know the price per square foot for the area.

I would go with an insured value of about $65 per square foot. 

depends on the square footage you can estimate cost per square foot but it depends in the materials your using and what they cost in your area, when you say not salvageable what do you mean exactly?
