I am not a mortgage expert, but I think after Fannie/Freddy 30 year mortgages are hard to find.

For a tangible product to double in price in 5 years just doesn't seem sustainable to me, but I'm no expert.

Hello Experts,I am doing REI for the last 3+ years and analyzed many offerings from different turnkey providers and noticed the following:1) Providers are selling properties above market value; charging a premium ($10-$15k more)2) Neighborhoods are at most B- or C or D3) Numbers are not really working; -ve cash flow or less than $100 cash flow if you add 5% vacancy + 5% maintenance.

It is hard to give specific advice without having a firm grasp on your current financial situation and your goals for your real estate investing.Pay a little money now to talk to experts....it could save you a lot of money over the long haul.Ed

If the expert says it is a health hazard then tell your tenants.Congratulations on your duplex purchase!

It's a chicken and egg thing because to get into the business you need adequate experience but you can't become an expert without doing it.  

I am no tax expert, but if they are a non-profit organization you may be able to take the difference off your taxes.
