The Secretary of State will give you a Certificate of Authority to transact business there.

I believe the training included some type of certification that he can use to sell his service when using the camera.

Before considering any of this I would order the zoning certificate and see if it comes back as two units.  

It will be treated as a commercial property (if you buy a triplex and add 2 ADU's) as long as you have 5 certificates of occupancy from the city.

Trying to run down an elevation certificate from the city or previous owner so I can get a quote.

If the seller claims no deposit make them get Certificates of Estoppel from the no deposit tenants. 

I only discovered now that I may need a Certificate of Occupancy.Do I need to apply for a Certificate of Occupancy (e.g. because I have a change in use if I want to rent the place out and it served as a primary residence before)?
