After trying my hand in Arizona with flipping and finding no success (aka analysis paralysis) I moved to Orange County, CA to start a sober living with a buddy.

Hi @Buddy Holmes, You can use seller financing, even with a 1031 Exchange, but it gets much more complicated and the seller may not be able to do a 1031 Exchange with a seller carry back note.  

@Patrick Soukup thats wholesale for you.. my buddies firm had a 110k and 125k wholesale deals in the same month.. and i thought my deal was really really great!!

I take the handwritten, buddy letters and the machine typed and the offers to help me out of my misery and pay cash in three days etc. and throw them in the garbage.

Now if the initial purchase is being done with HML, they generally like an LLC to be the one buying, so having the LLC with your buddy would make sense.

This is where I get my true deals, I NEVER pass on a deal, if I can’t do it one of my buddies can so it’s always worth the agents time if they have a deal.

@Jacob ShieldsDepending on your year in college, you could ask your buddies if all of you and your parents could purchase a house in your college area.
