I went to see a house today that I plan on wholesale, the guy has his friend renovating the place (its not occupied) -The guy thats renovating says estimates are about $10k remaining repairs-The homeowner says he owns the bank $280k-Also says based on tax accessor is $370k (we all know thats an estimate)-His asking price is $400kAs far as the ARV I'm going to check Agentpro247.com it does show comps that sold.All advice or insight is gladly appreciated.

Actually @Vallory Clardy I currently live in Japan and we're having a gray, rainy day but my daughter in Stone Mountain, GA told me earlier it was a beautiful day to go out on her motorcycle. :)

My wife and I are looking to purchase a multi-family home, either a duplex or a single family with an accessory dwelling unit (sometimes called a mother-in-law apartment).

That being said the beautiful thing about real estate is there is no one way to succeed or to make a deal in this industry.  

It is quite an eyesore and not sure if I should invest in a rain garden landscaping to make it more beautiful.

Most cities have laws that allow for accessory structures of less than 200 sq. ft. but they cannot be used as a dwellings and cannot be the only structure on a parcel.

It can be brightened up with light color curtains, light color rug, light color furniture and/or light color accessories.

Just like you can go to a place like Cal Pines up in Altura's and buy a beautiful 1 acre buildable lot for less than 5k..
