TIC vs general partnership often is determined by activity level and/or existence of a partnership agreement or an agreement that resembles a partnership agreement.

@David Wilson There are many sections in the book "Best Ever Apartment Syndication Book" by Joe Fairless that you would find useful in structuring this type of arrangement even though you are not necessarily structuring a large multifamily syndication.

You wouldn’t be able to because no one else would want to inherit this 10-year lease.Honestly, the only benefit I see in this arrangement is to the tenant.

@Vin Lanzafame this seems messy to me personally because if anything business related goes sideways you will be stuck with this very informal arrangement with your sister.
