@Shawn Breyer Make an appointment at the housing authority office to find out how to terminate the Section 8 tenant.  

They handled all the showings and no shows (ppl not showing up for scheduled appointments, that would drive me crazy).

I suggest you go to their office and make an appointment to talk to them about what you can do, including if you need a new contract, or have to honor the current one, etc.Los Angeles County Section 8 pamphlet on payment standards, etc.The HUD contract with the landlord, usually includes that the landlord can't evict the tenant except for cause.  

In addition with the number of tenants I have it would take me a week to call, make appointment and meet with every one to collect rent.

Just make sure you understand it.The PHAs are always looking for landlords, so don't be shy about going in and asking for an appointment to go over what would be involved.Now that I know more about the program, as a voucher-holder, I think the bad rep of voucher holders is usually the landlord's fault for not screening them well.  

I had appointments with my handyman to do some work, she was unavailable.

I don't normally do appointments anymore.

But our repair guys are okay with scheduling appointments with the tenant then billing us, so you have to have that in place, too.  

I have scheduled with my current tenants a day to show the house to several interested people (Open house by appointment on one day rather that having to bug the tenant a bunch of times).

I haven't risked anything except canceling appointments with people who wanted to see it.
