I had a property in Cold Spring Park 53208, that the appraiser could not find comps in the neighborhood--he used comps from 53204--a neighborhood on the south side and explained on the report that he used comps from that neighborhood because it was similar demographics.

For this reason, i have been debating whether I should start cold calling people that have pre foreclosure properties around my area or if I should just work with turnkey companies that are out of state.

Well, I've been living in this house for quite a year now, and the Landlord is always being disrespectful with us and always taking too much to fix things in this 10 years old house that is falling in peaces , last week our a.c broke, it wasn't getting cold, so we asked him and only 4 days later someone came to "help", and the a.c. was working again for 2 days, and then it got it broke (the air made an explosion sound and there was smoke coming out of my son's bedroom air ventilation) so we turned the a.c. off and open the windows so the burning smell would go away and then we called the Landlord and told him about what happened and that we need it him to call someone to fix it or something, anything.

This may sound cold, but you'll be glad they're at arm's length the first month they say "Hey buddy, my aunt is flying in from Poughkipsee and my kid needs braces, can I pay you half at the beginning and maybe the other half by the end of the month?"

You can also drive and look for some in your chosen area's and do a little research through the alachua county websites and cold call some of the landlords for those places.

However I would encourage you to think if the property as purely an investment and you may want to cold call expired listings from MLS or find other means to find motivated sellers.
