It rarely aligns with my needs but when it does it saves big time. 

I could get full service representation including MLS alerts, showings etc all the way thru closing and save $22000 on commissions.Brokers align themselves with GoldenKey( and keep working at their same REMAX, ColdwellBanker etc) because GoldenKey sends them volumes of quality buyers & sellers.I don't have any affiliation with GoldenKey.. i just wanted to share with you and your wonderful friend realtor that you both have other options !

If it does you were not truly resolved in the first place.Try again later in life when your priorities are aligned with your resolve.

Like I said, I don't believe any of the professionals I have aligned myself with would risk their license over this.

You want to align your interests with the PM so that the most money is made when you both are happy.

That is a WIN, WIN, WIN for the buyer, seller and agent.Now admittedly the stars have to align pretty well for this to come up (Doesn't take to much bigger of a discrepancy for the kickback to not be worth it for the agent to do the extra work) but there IS some added flexibility with less people at the till.However since it is unlikely it will work out like this keep the agent if you think they have done a good job and you need some guidance still.

Larger scale and better aligned incentive structure than with a turnkey operator IMO.So, a few options for you, but out of state turnkey would be just about the last option on the list I would advise you to choose.
