Your short term and long term costs will be much less as the aesthetic of the floors will last much longer than a floor refurbishing.

Every municipality is different so I don’t know if that’s acceptable for what you’re doing but a good “bcin designer” as we call them here should be able to point you in the right direction as well

The fact that the deposit doesn't even equal last months rent reveals that its not designed to be used as last months rent and is not part of the lease policies.

I would get a good CCIM designated broker to hep me.
