I’m not aware of any state that allows what would be a junior lien and would be extinguished in the foreclosure sale to game the system and record the lien in the gap between notice of the sale and the actual sale.There are ways to legally address such “liens” when they do arise in the middle of a foreclosure… such as redemption or surplus or even a QT action.

that COULD BE looked at as your COCR in moving around this equity. but to answer your actual question, it depends on your long term goals. if you want a million units you'd be better off in multifamily. if you want a small but mighty portfolio that you're always optimizing, maybe have some STR some MTR in there, self-manage, keep it simple... you could stick with SFH and probably have an easier time managing.

That also needs to be taken into considerationYou could try and syndicate it or bring an investor but that is only if the numbers actually work and right now it doesn’t appear that they will work.

for example Chris, here's the actual DSCR from marketing vs reality and this is coming from one the best sponsor outthere:---------------promise---DSCR every quarter-----DSCR1.100.8440.8100.8130.817DSCR 1.71  1.16 1.1 1.0 1.05As you can see DSCR went down by 0.30 - 0.70 in some extreme cases and most lender I analyzed is also having similar pattern.so big sponsor is also decaying slowly....

The difference in the actual drawer tray size is dramatic, and you don't get cornerhooked by the frames on your plates or pots. the actual space in a 12 or 15" framed drawer is tiny.

I think the cash reward which has an actual cash value as stated, would be income either applied to the account or taken as a check, and some other reward would have a relative value to what one might claim.The best reason for me to have separate cards is the accounting as Mark Holencik has said.
