I'm now closing on my first rental, a SFH in the Golden area, which I'll be househacking and turning part into a type of ADU so I'll be separate.I know you're asking about duplexes but I quickly learned SFH appreciate more, typically are on nicer streets, are easier to sell of need be, and there is opportunity easily to cash flow with a rent by the room strategy.
