My goal isn't to have lots of showings, it is to have qualified people at the showings.Here is what I include:Description including some details about the location (close to mall, parks, schools, whatever makes the location appealing)Include details about the square feet, number of rooms, bedroom sizes, garage stalls, parking spots, bathroomsTalk about any recent updates like new appliances, new flooring, high efficiency furnaceWhat is the tenant responsible for, list all utilities and lawn care or snow removal Rent and deposit amounts, state when they are due, such as "deposit due upon application acceptance"Pet policy including size restrictions and breed restrictionsDate the property is availableLease terms such as minimum one year lease requiredDo you accept housing vouchers?

I found the deal and negotiated our purchase price with the absentee owner, offered to split profits 50/50 if they financed both the purchase and rehab costs, I offered to do all manual labor (landscaping, minor hauling of existing furniture, shoveling snow, DIY repairs, cleaning house before showings, etc).

The tenants, right now, are taking care of the lawn, snow removal, their own garbage, and are great payers, so by no means am i looking to get rid of them any time soon.

Did the renter try to contest withholding the deposit.I just had tenants move out at the end of April who basically ruined the finish on the hardwood floors in the foyer and living room in a unit (leaving snow covered boots directly on the floor).
