If the tenant gave notice on February 15th, then the lease ends 30 calendar days after that.You can technically hold the tenant liable for rent, utilities, and other terms for the full 30 days.

I hired a GC to hold my hand for my first two projects and part of the deal was he'd share his subs contact info, vendors, etc. to help me get up and running.

We just don't have that much of them, so I wouldn't hold your breath waiting for a unicorn, because when one does hit the market, there are 1,000's of others waiting for the same thing and many are cash buyers. 

There are options out there so long as the sell + buy strategy fits in with your long-term plans.If holding makes more financial sense, would you consider Upstate NY or Connecticut?
