I use smart move for years if smart move says to accept most likely they are good to go, I’ve never had an issue but I did in the past approve tenants that says not to approve and it turned out pretty bad, so for me my personal experience it’s been working good for me. 

When you say as-is and buyers accept, they still do their due diligence and sneak inspect and then back out when it's too much work.

Maybe this listing agent is more restrict to screening the applicant and I'm thinking to get this property to other listing agent who can help me get it rent out quickly or Should I accept her suggestion to lower the rent?
