You can find real estate related careers, but they will pay less making you less lendable most likely.Go to local real estate meetups every month for six months and you will meet a lot of people who kept their job, left their job, flip homes, have rentals, and you can learn from them by building relationships while you earn.

You can usually find some events by doing a simple google search.

Always buyer beware, there are scam coins out there.

The other 60% is actually finding, closing, and managing the deals.The BRRRR strategy is insanely good.

@Mason FieldNorthern Virginia is a great place to invest , just realize it is extremely expensive and difficult to cash flow.

I would also have cash reserves if you do this, don't rely solely on a HELOC on the rehab.

These homes have long term tenants and will cash flow albeit slightly under $100 per unit if I don't raise rents.

I am looking at a very low positive cash flow given I have 5% down on a seller’s market and still higher than usual interest rates.
