I think after reading quite a bit of material that I'm getting a pretty good understanding of the Wholesaling strategy but I've one question:Are you supposed to offer 50% - 70% of the ARV or As Is Value or the asking price?

Simms,what you're running into is quite possibly what one lender requires.like MikeOH said, there are many ways to finance the purchase of real estate.different lenders have different standards.basically though, many will follow the Fannie Mae way of loaning money - in order to be in compliance with them so that they can turn around and sell the notes, hold them or do whatever they want with them.

I personally don't use contingency clauses, but I do recommend that beginning wholesalers should to protect themselves.I have never, yes that's never, had a buyer for a double closing back out, and I've done quite a few of them.
