Can anyone give any advice as to how they would proceed with these?

I wouldn't do that.Last issue, what wholesalers do is known as a "net listing" in the industry, it is an illegal and unethical practice for a licensee to take sale proceeds above a certain amount agreed to by an owner to accept from a transaction.

Any thoughts on best way to proceed?

have the seller attorney review the contract as is …have separate contract signed between you and your buyer (assignment) and then proceed to closingDo you have to disclose to seller attorney that you plan to assign the contract ?

After I complied, they then proceeded to make the changes they wanted to it (I use a BiggerPockets Ohio lease BTW).I thanked them for their interest in my property and promptly and firmly declined to modify me lease in any form or function. 

Many good points were made in regards to what I should look out for and how I should proceed.

He proceeds to call me two more times, I let it go to voicemail because I don't want to have to deal with his begging me to just "rip up the lease."

My question is this: since my existing siding is, in my opinion, perfectly fine and intact, am I required to use the siding proceeds on installing new siding??
