One thing I was advised to put in was that Host is not responsible for loss, theft, damage or injury and we recommend all guest to purchase travelers insurance. 

Additionally, we host a monthly multifamily specific meetup in Waukesha called WI Apartment Investors Meetup.

I then attended a workshop "Secrets of Successful Syndication" hosted by The Real Estate Guys in Dallas and met a number of syndicators there.

Even if she is honest, there are a whole host of reasons, title and lien issues, why this property may never close.NEVER give any deposit on a purchase directly to the seller....only to the closing attorney/title company.

I recently met an agent from another brokerage who has had me host open houses for him occasionally.

@Mark Miles - I think the best way to "transfer" a listing is to keep the original owner on the listing and have them add you as a Co-Host.
