., @Jason BottThe response I got from my lender was as follows:If any portion of the parcel is within a flood zone, flood insurance will be a requirement.If a survey is carried out and shows that the footprint of the improvements (buildings) are not in the flood zone, the requirement for flood insurance can be mitigated/waived.Thanks for your input.

If you think that just because a tenant signs something that they are legally bound to it and you can enforce it no matter what, you are delusional......You can put whatever you want in your lease.....and the tenant can sign it...... if its not legal to do, then it wont hold up under a legal battle....PERIOD....doesn't matter if the tenant agreed to it in a lease..... tell it to the judge......if what the agreed to is illegal, that portion of the lease is not enforceable...... don't like it?

@Michael HammerI suspect they may be referring to an allocation of expenses to business use that would otherwise be nondeductible but because they’ve established a business purpose for the expense, they are taking the position that a portion of the overall expense is part business and part personal.
