Hi BP FamilyIf you're new to investing and, have the capital and are serious about working with someone who knows what you're going through on your new found venture.

Q3: I want to do this one-time transaction under Join Venture agreement.

I would probably recommend using that money to JV (joint venture) with someone that has experience so in that way you can learn the ropes while still making some return on your money . 

I currently am just getting my real estate journey going through passive routes such as promissory notes for annualized returns, joint ventures with some of my savings, and investing in myself to learn more about how to actually obtain deals.

This is my first venture into MFH (have a couple SFH that I rent and house-hack).

We made 2 amazing investor friends along the way and we are currently joint venturing on our second flip with them, which is almost complete.

For example, would it be better to market to friends or venture into marketing to "strangers"? 

Now I am wondering if the better idea would be to buy 100 Multifamily units with 3-4 joint venture partners for buy and hold.
