These ares just basic numbers and what I could gather from the listing and photos, as I have one big issue and that's the down payment of approx $38k. 

You would need to PROVE that the renovation was the only reason you got those clients, and you wouldn't have acquired them if you used...photos or some other flip. 

But I have a little experience in renovations; so I went into the crawlspace and video/photo all the issues and sent it to the sellers and got credits for repairs.

If there is a for rent sign in the property, make sure it has the right phone number posted and if possible, upload a photo of the house with that sign in the window and phone number to the ad.

I've also heard horror stories about dealing with utility companies and my friends all recommended fully documenting and taking photos of any receipts you get from those companies.I do believe PR could be a good place to invest.  

Its hard to determine much from just one photo.

It had only one blurry photo of the exterior and I originally just scrolled past it.

Are their listings detailed with good quality photos?
