If detached, the ADU must typically be placed in the backyard and occupy at most 30% of the backyard's footprint.Having separately metered electric service is advantageous for managing costs and billing tenants.Adding an ADU can potentially increase your property value.

New to Real Estate world, Would love to Invest and generate consistent Cash Flow.

Typically where the builder goes into a smaller town or area build a small phase and then moves out to another county or town leaving not many new builds in that area to offer new future construction home sales.

I want to load out a whole real estate investing team and plan.

Hello @Mirlyne Andre, It’s exciting to hear that you and your husband are looking to invest in Memphis.

Most lenders will likely not lend to a first timer anyways, and if you can find one, they will typically require more down payment, higher fees and higher interest, all of which will make your flip harder to pencil.Second, your flip WILL go over budget, and likely a good amount.
