For example, if comps to the southwest are 180 and to the northeast are 90... well in that case 140 might be a very good price or terrible price and you need somebody who can help you know whether your property should be compared to those south and west or those north and east. 

So we started with my sons credit as he had a couple older blemishes on his record and were sent to Kayden Credit Repair( as an extra fee) but that was terrible working with them as we had a lady that would not do anything in a timely manner and after six weeks of nothing, I started complaining to Fund N Grow and demanded my money back or work to be done. 

It wasn't in terrible shape when I got it in September 2019, and by the end of the year the rehab was complete.

I know they are not fantastic but are they terrible? 

The wrong tenant can turn a good investment into a terrible one. 

But I will add that you also should not get terribly involved.

This guy has been pretty terrible and now has $1,700 from extra payment that he states he won’t return and hasn’t given deposit back.

I owned a rental property on James Island for several years and was fairly disgusted with it compared to rentals I own in GA, WV, VA, and AL:Flood insurance is terrible. 

The projected rents seemed a little high but not terrible.

I'd say the North Dallas home was a lot easier to rent out, I had one month of vacancy on my Irving home for 1 room, which wasn't terrible as I purchased during winter season.
