If you are planning on assigning the contract, first the buyer will probably want to see the contract because they would be filling your shoes and will need to agree to any contingencies in your contract.

One more goody-two-shoes article advising tenants how to stick it to a landlord.I thought Maryland had some dumb laws... at least we can charge a 5% late fee on the 6th of each month.It would be interesting how the mortgage companies are affected by this law.

Point is, I wouldn't pay off the student loan if I we're in your shoes. 20K can go so much farther in real estate, assuming you know what you're doing.
