Its in a good growing area in south Louisiana, but currently in a less than desirable area of town that's used to, but reduced, known to be dangerous but its shifting into a working class spot with new grocery stores and lots of growing neighborhoods nearby. 

I am a real estate broker in Boise, Idaho and am seeing a huge shift in builder mentality. 

With the market shift on the horizon I expect we will begin to see more sellers show interest in Owner Financing as an option.

To streamline our efforts in getting everything we need I was hoping someone had a huge list of everything we could need (aside from decor).

The market I had chose to invest in Canada (around halifax) is seeing a bit of a shift.

Or perhaps I just hold off on using the credit line, and if the RE market takes a drastic shift I maintain my credit to purchase some awesome assets on the downslope. 

However with the market shifting right now the numbers have to be a lot more on point so I have been canceling a lot more deals before we even send them out to buyers2) More offers, better follow up, leaning more on agent relationships to find deals.

I'm looking to streamline this a little bit, but still trying to nail down an approach that might make sense. 

I know quite a few investors that targeted traveling nurses and it went great...until the market shifted and the demand dried up.
