I like searching for transactions and being able to quickly categorize them, even break down one specific line item to multiple categories.

(There are other methods, but they become more circumstance specific and less likely to accomplish).  

One would need to connect with a realtor, lender, there's inspections, there's needing a specific amount of capital to invest, tenants, property management, etc.

You won't have specific knowledge or insight to share with owners, but you have you're youth and hunger to do what it takes to succeed. 

I have searched high and low for services (Doorstead, Craigslist) but it seems no one is offering that level of service, or if they do I don't trust they can deliver considering my specific needs (experience with potential section 8 type community) in an increasingly gentrifying part of town.

Also, if you say no financial contingency, then what happens if after I get the property under contract and present it to my investors they start back-stepping, am I going to be sued for specific performance?
