I started getting the rehab done on my unit with paint, flooring, new recessed lighting and new carpet on the spiral stairs done so far.

Didn't even have a back door lock, in a D- area--scary.. you could see dirt from a hole in the bathroom floor, yes--dirt for under the house.   

He has rented it out for years and he just put new flooring, paint, roof, and siding on it so he decided to sell it to cash out on his forced appreciation and equity.

Full remodel, new siding, windows, sheetrock, flooring, paint, bathrooms, plumbing, electrical, etc.

so this home will need some love, im thinking for the rehab i will do the floors 1500sq refinish 3500 bucks. 

Light cosmetic rehab (flooring, paint, etc) Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Part of this cost is because they had to ‘level out the jamb’A charge to install a ‘custom toe kick’ along with painting it – basically my floors are crooked and there was a larger gap in one area that needed a larger toe kick.I responded back, and he takes a while to respond – on average its 3-4 weeks before I get a response from him.

My capex budget includes roof  year 25 life span, floors 10 year life span, appliances and hot water heater 12 year life span, hvac 20 year life span, bath and kitchen remodel 20 year life span.

I recently just finished a flip and a few larger remodels (we own a tile and flooring company) and have the money for another if not two properties.
