You'd have to do some analysis to see if this pencils out for your house.Theoretically San Jose limits STRs to 180 owner-not-present days / year. 

We both have cash reserves, my partner does have more liquidity than me being a property owner for quite sometime and having access to it's equity.

I suspect $100k will be at least $20k short if your permits and fees are accurate and not doing owner builder.
