As long as the duplex is in good condition, you can purchase it with as little as 3.5% down contingent on your DTI, credit score,etc.

@Jim Roach As you start peeling back the layers on this big stinky onion, I am sure you will find plenty of rot and incredible costs if you need to foreclose, evict, trash out, and repair the typically junky properties to junky borrowers that force someone to write a CFD on that need $30k to make then worth $30k.

Make it tempting for a private investor to not consider income, credits score etc. 

@Kristi Williams to also add to the valuable information @Andrew Postell mentioned, also be careful in paying off some collection accounts as that could also dropped your credit scores.
