Lenders (sadly) only look at market rent from the appraisal.

If thing go really wrong, and sadly they can, your relative could be dealing with a completely different borrower/owner.

Hits on google mean nothing, sadly people applying, really doesn't mean much-- focus on those who you have personal contact with, whether they apply or not-- those people putting effort in will be worth it.
