@Alice Ay I am not sure what fee an agent would settle on because it would be impossible for them to represent you in the transaction and only forward emails. 

I think the agents were so anxious to sell, they didn't consult the probate attorney representing the estate.

If I represent a seller, to determine legitimacy of the offer (unfortunately people have tied up property without funding) I'd ask for POF in an amount = down payment + closing costs.Get an account statement from where you keep your funds at on their letterhead.

What would most likely end up being the case is that you'd be unrepresented and the list agent will 100% represent the seller.

Just make sure it is an independent agent that has access to a number of carriers vs. a direct writer that only represents a single carrier.
