With that said should i go with a bigger property put 20% down and be in the 300k range or do i start with a smaller investment, rehab, rent, and refinance using the brrrr method.

With your price range, in West Lafayette I would look at the areas north of Meridian St. and near Happy Hollow park.

They'll probably still be in the $200-$250k range though, but maybe you could house hack a townhome or SFH in the $150k range.

I've checked comps around the neighborhood and although they're a little nicer in terms of renovations, I've noticed the average selling price ranges from $100k-$110k and rent ranges anywhere from $900-$1,000.
