A building with a couple of apartments and a nice commercial storefront is often a bit cheaper since the pure residential and pure commercial guys are both not going to touch it and it's too small for the institutional investors to pursue it.

Hey Jay,When looking at historic data I do take it into consideration but I personally like to add that information after all of the current data has been looked at and the deal works because even though past info can be an indicator I like to look at what caused it instead of the pure information itself so that I know if it will really continue (if that makes sense).Hope this helps,Romney
