The IRA funds would not be able to be combined with other personal funds as in your note above. 

I got the current owners (person who is selling me the property) blessing to post the house for rent right now with a move in date of August 1st if I wanted to. 

@David Pittman- contact some local lenders and forge a realtionship with them as  preferred lenders ..this would allow you some  controal and  have some decent options for your buyers 

They are saying if a person lived on the property for more than 14 days contiguously then their damages can't be considered vandalism.

I only use Zillow but want to ask is a more comprehensive listing that I can access (for example, which is the preferred source for foreclosure homes). 

I am not sure how much houses run around here right now in the current market I have been looking on realtor 200k-400k, I am looking for basically a cabin preferably a short distance from pigeon forge and gatlinburg.  

Hi Adam,If you hold a license and have been through the purchase process before with other agents, I personally would be open to doing it myself (I am also an agent and have done this very thing).

All in all itś a preference and opinion but wont be mine.
