Even for a well-maintained SFR I would personally think more like $300-400/month, but a house with 17 people living in it there's going to be way more wear and tear.

This older gentleman is financially "set" and does not need the money. 

If it had a parking space in front or right beside the building (even though it 's only 120 walk away) would have been gone the first weekend for more money.
