I know my property manager has burnout daily as she wears many hats, but at the end of the day she enjoys dealing and helping out our potential/existing tenants and other individuals that we transact with in our business.

But that gain is offset by the rest of the year when the average daily price is lower.

The issue with having the tenant just pay you is that: you don't know how much utilities they will use (maybe they like a 78 degree house in the Winter, or take baths daily instead of showers); and the amount they use will vary every month. 

About daily traffic count of 45,000 car.

Selling the property:Real estate commission was mentioned, your attorney fee again, real estate transfer tax, home inspection issues(usually budget a few thousand for that)Daily Carrying costsMonthly Mortgage payment(if you used somebody else money), temporary utilities(with the winter we be going through gas and electric have spiked to couple hundred $ a month)  water and sewer, property taxes. 

I know its not for everyone, and I definitely wouldn't recommend it as your sole source of marketing leads, but I'm getting a tremendous amount of traffic and daily inquiries from CL now and its actually been great.If anyone else here is struggling with the same issues I was having and might be in need of some helpful pointers, feel free to send me a message.
