The issue with having the tenant just pay you is that: you don't know how much utilities they will use (maybe they like a 78 degree house in the Winter, or take baths daily instead of showers); and the amount they use will vary every month.

Selling the property:Real estate commission was mentioned, your attorney fee again, real estate transfer tax, home inspection issues(usually budget a few thousand for that)Daily Carrying costsMonthly Mortgage payment(if you used somebody else money), temporary utilities(with the winter we be going through gas and electric have spiked to couple hundred $ a month)  water and sewer, property taxes.

I know its not for everyone, and I definitely wouldn't recommend it as your sole source of marketing leads, but I'm getting a tremendous amount of traffic and daily inquiries from CL now and its actually been great.If anyone else here is struggling with the same issues I was having and might be in need of some helpful pointers, feel free to send me a message.
