Real Estate is a competitive game, and Internet and BP have leveled the playing field for anyone who wants to take advantage. 

I’ve seen a half dozen houses come online within the last couple weeks in the low $200s that would be excellent rentals.I as well as several other BP members who invest in Boise/Meridian are very bullish on that area.

There was another thread here recently where someone bought from an online auction and couldn't get financing because he couldn't get access to the property.

I am curious to know if I am allowed to take the pre-licensing course online.

I've listened to about 15 bigger pockets podcasts, read the ultimate beginners guide, read "Rich Dad, Poor Dad" and "Money Master the Game" by Tony Robbins as a start to my REI/financial education.

In today's economy it's better to either own apartment complexes (which don't require any experience) , Fix and Flips, or Quick Flips.I do believe that real estate property ownership is a game of quantities and how many offers you make will effect your success. 

It's easier to say my properties are not section 8 approved to begin with then I do not have to worry about the discrimination game.

Does anyone have any recommendations regarding an NJ specific online pre-licensing course that they have used?

I submitted an online application to BBVA and got an email stating approved amount of $44K, this is before title search and their property value check.
