An important concept to understand in this business is that just because someone should be motivated does not mean they will be motivated. and in a few days I'll do a complete Title History and Chain of Title and if necessary buy Title Insurance.First get the property under contract.

If you move in, or alter anything even, prior to closing they will cancel your contract. 

The best approach is to have two separate contracts.
