I only have one property 3,000 miles away - baptism by fire - if all goes well I might consider getting another property(!)

I do my own calculations using 3 similar properties sold in the last 3 months within half a mile of the subject property and I can pretty much come up with a "favorable" number if I'm buying, depending on which 3 properties I select and a "favorable" number using a different 3 properties if I'm selling.

I think mobile home parks in the south/southeast suffer because land is cheap here.

The wholesaler we are using is brand new...this is his first closing and our first time closing through assumption...add to that a title company that is hundreds of miles away, with a lack of communication.

I'm a little southeast of Montgomery and we are working on our first deal(s) also.

It is preferred to be 5-10 miles from the major highway with nice view of mountain, lake or ocean.

I'm curious to know, what would you guys recommend when trying to find a specific property within a 20 mile radius of work and there is only a handful of good ones available.

When painting, the extra day of visible new electrical takes it the extra mile. 1 Service call for a bad outlet pays for the replacement of pretty much an apartment worth.Plumbing can be a major expense so when I have an apartment leak.

There are tons of other markets in the Midwest and Southeast that are great cashflow markets.
