@Matt Ryan be prepared for every tenant to suddenly have a mental disorder requiring an animal.

But, it seems every agent/investor is saying how great it all works out for them, so I'll go with the getting the RE license route and forget the backdoor mentality, which I am in the process of acquiring.Thanks for all the great insights.

I used to do some work and convinced myself i was saving money, or that I liked to be on the job, managing the site or whatever...But Now on the very few days I go to job sites and pick up a hammer it is more of a day off, relaxing having fun with it and getting away from the mental grind of running the business. 

Good to hear Jamison... seriously if you just have a mental map of which markets to go into based on what a specific (or combination of) investment objective is and the characteristics of that market... you have a good start than many of the newbies or non consultants out there :)

Although it was not an investment bank, there was a type of investment banking mentality there which I did not like. 

, or have mental health difficulties, or experienced/are experiencing trauma in their lives, or experience subtle or not-so-subtle racial or sexual discrimination when they look for housing, or are going through a devastating illness, etc. etc. etc.

This website is about people helping people.This is the definition of a scarcity mentality.  

At the end of the day, I made the move because I was comfortable with my macro and micro economic analysis along with my analysis of the deal itself and my overall cash flow.I guess the point to my ramblings is that don't let the "sky is falling" herd mentality keep you hiding inside. 

I get the cash only mentality, but that would exclude all but a few from being able to invest.

In general I don't want a tense relationship with my tenants, I'm here to help, but I appreciate the same mentality from my tenants.
