I think though one has to be judicious going forward were you think your going to do it. and make sure you have proper permits.I am building some new construction in Charleston SC right now.. and putting a second home on each lot that I am hoping who ever buys these will take into consideration that they can short term rent those.. thereby pay me more money for my new builds :)

Those websites are notorious for being wrong on rent calculations .

Purchase price is not easily available on county websites in Texas. 

You can actually go to the Dallas city website to see what permits have been pulled.

A couple that come to my mind are nolo.com and rocketlawyer.com, however I ended up liking one from a one-off website better (unfortunately I cannot recall the source anymore).
