By time I closed had 3 students.  2 years later no students as area I am in market changed drastically and now more commuters going to the school and a massive complex got built right next to school. 

I'm now getting cold feet because of the massive monthly outflow I would need ($8k would cover mortgage, taxes and common charges).

This makes a massive difference.

What we really need is streamlined processes from the COA, ie. get out of the way of development and stop creating massive delays in the approval process.

Kinda like how Buffet passed on both Amazon and Apple.
