Triple Net leases allow the Landlord to pass Operating Expenses (primarily comprised of Property Taxes, Insurance, Common Area Maintenance, Snow Removal and Property Management) directly through to the Tenants of the property on a pro-rata basis. 

In fact, what I just shared is the playbook for a $1B real estate portfolio I previously counseled as an attorney and mirrors how most other similar portfolios operate.

I self-managed my properties for years, and it can be difficult, but after being burnt several times, my attorney reminded me of the old adage, "No good deed goes unpunished."

I am still intending to fully buy and get my portfolio growing: lots of LTR and few quality STRs.

I sourced the vacant lots, got them permitted, got the financing lined up, built them as the GC, then my wife leases them up and property manages.

This is my first property and I would love to self-manage.
