Hi Lane,DOesn't sound like the mold should be a major issue especially if you are doin gother rehabbing anyway.Best thing to do is get a mold company in so they can see it for themselves and give you a more accurate bid.As others have stated don't be afraid of a little mold it can usually be remediated for less than you may initially think.good luck,Chris

I'm no pro, but if a property is on one side of a busy street or major boulevard, even if the house is comp is within an eighth of a mile, it might not comp correctly.

You could find apartments for cheaper, but then you're getting into some rough areas or it's a piece of junk.Same story for downtown Seattle and the majority of the popular spots in the San Francisco Bay area, however I have less experience in those markets.
