Phillip Dwyer I did not metion it since we were talking about inventory levels and not rental rates, however, now that you bring that up, there is no legitimate argument to say they are not declining and the cause of this is also due to several reasons.One of those reasons is the fact that the hedge funds are buying up the inventory for buy and hold and placing tenants creating an influx of rental units that were once owner occupied.Reason 2 is that the affordaibility of purchase means that renters are now looking to buy and a lot of this will take place over the next two tears for the simple fact that all the short sale sellers from 2-3 years ago will now qualify for FHA financing (I originally got this info from Bruce Norris) bringing a ton of buyers to the Vegas Market and reducing the renter pool.

.#3, #3, Unit 3, 3...etc..Second, I have to agree, if you don't have a legitimate buyer ready to go, your out of biz and your going to have some seriously upset people-these practices are what puts these deals on the radar for fraud.

They're the "We pay cash" type ones- we've gotten a couple legitimate leads off them but mostly neighbors calling to complain about something, or people calling asking about renting or purchasing the house.

In order to setup a truly self-directed Solo 401k plan you must be self-employed or have a legitimate business with earned income and without any full time employees except business owner and spouse.Once the plan is established you can rollover funds from your 401k (please note that if your 401k is with the current employer you are likely not going to be able to rollover until you leave that employer), and begin investing.

The blank in my mind is how do I set up the deal so that a buyer-investor feels the price I am asking for is legitimate and worth his/her investment (and doesn't create a short sale situation).
